Surf City, NC Real Estate Market Update: May 2026

More Homes, Greater Buyer Choice, and Strong Coastal Property Values in Surf City
Posted: June 16, 2026 by Donna Mack

The Surf City, North Carolina real estate market continued to offer interesting opportunities for buyers and sellers in May 2026. Inventory has grown considerably, giving buyers more choices while Surf City homes continue to maintain strong property values.

Whether you are considering buying a primary residence, investing in a vacation property, or selling a home near Topsail Island, understanding the latest market trends can help you make a more informed decision.

Surf City Housing Inventory Continues to Grow

Surf City currently has approximately a nine-month supply of homes for sale. Inventory increased by 3% over the previous month and an impressive 42% compared with the same time last year.

This increase means buyers may have more time to compare properties, evaluate neighborhoods, and carefully consider their options. While highly desirable homes can still attract strong interest, the additional inventory may provide buyers with more negotiating room than they had in a tighter market.

During May, Surf City welcomed 26 new listings, with a median new-listing price of $914,500.

Current Surf City Homes for Sale

There were 117 active listings in Surf City, with a median list price of approximately $889,000.

The wide range of properties available in Surf City may include oceanfront homes, sound-side properties, vacation rentals, condominiums, townhomes, and year-round residences. Prices can vary significantly based on location, water access, condition, rental history, and proximity to the beach.

Newly pending properties had a median list price of $875,000 and spent a median of 36 days on the market before going under contract.

Surf City Home Prices Remain Strong

The median sold price in Surf City reached $942,500, representing a 12% month-over-month change.

Homes sold for an average of 99.07% of their asking price, showing that properly priced properties continue to perform well. Although inventory is increasing, buyers are still recognizing the value of homes in this desirable coastal community.

For sellers, this reinforces the importance of accurate pricing, thoughtful preparation, professional photography, and strong marketing. Buyers have more options than they did last year, so a home must be positioned carefully to stand out.

What This Market Means for Surf City Buyers

The growing number of available homes may create a favorable environment for buyers who have been waiting for more choices. Buyers may benefit from having additional time to review properties, compare pricing, and conduct proper due diligence.

However, a higher level of inventory does not mean every property will be negotiable. Homes with desirable locations, water views, beach access, strong rental potential, or recent updates may still receive significant attention.

Working with a local real estate professional can help buyers understand whether a property is priced appropriately based on its location, condition, rental history, and recent comparable sales.

What This Market Means for Surf City Sellers

Surf City property values remain strong, but increased competition means pricing and presentation matter more than ever.

Today’s buyers can compare more properties before making a decision. Sellers should review recent sales carefully and avoid relying solely on older market conditions or the asking prices of neighboring homes.

A well-prepared home with a realistic pricing strategy can still attract serious buyers and achieve a strong result.

Why Buyers Continue to Choose Surf City, North Carolina

Surf City offers more than beautiful homes. Residents and visitors enjoy the area’s beaches, boating, fishing, locally owned businesses, restaurants, and relaxed coastal lifestyle.

Popular local attractions such as Soundside Park, the Surf City Ocean Pier, and the nearby beaches of Topsail Island add to the community’s appeal. Surf City also provides convenient access to Sneads Ferry, Holly Ridge, Jacksonville, and Wilmington, making it attractive to full-time residents, military families, vacation-home buyers, and real estate investors.
